The Steamboat Grand Condominium Association website platform has been upgraded and now offers a more robust online user experience via a new unique owner profile/login. View the Owner Calendar of events with important dates and receive announcements from management across multiple platforms (computer, phone or tablet). Simply login via the Condo Control Central Login Page or via the Condo Control Central App and upon login, be sure to check the box “Keep me logged in on this computer” so you can go directly to your account on all of your devices.

Accounting
Rental Income
Rental income is processed in the month following the month it was earned. SSRC has 30 days to process revenue but in most cases, funds are processed, and statements are released around the 15th of each month.  Monthly rental statements are distributed through the Owner Relations website; if you don’t know your login credentials please email Owner Services for a password reset.

Owners currently have 3 different options for receiving payment of their earned income; direct deposit, a mailed check, or transfer of income to their HOA account to help pay down their Association expenses.  The forms for direct deposit and HOA Transfer are available in your online account.

Expenses
Questions regarding your Homeowners Association Dues and Property Taxes should be addressed to Emerald Mountain Tax at steamboatgrand@emeraldmtntax.com or (970) 879-1787. Alcoholic Beverages
Underage drinking is illegal and will not be tolerated.  By law, only alcohol purchased from hotel food & beverage outlets (The Cabin, Grand Cafe, or Poolside Bistro) is permitted in the pool area and hotel owner’s lounge.  All other alcohol will be confiscated and not returned to the guest.  Alcohol brought onto property from another outlet and consumed in any public area of the hotel is a violation of the Colorado State Liquor License issued to The Steamboat Grand.  If an owner would like to have alcohol for their event they may arrange to pay for alcohol to be served through the Hotel’s catering services.  

Board of Directors
The Homeowners Association has 7 members that make up the Board of Directors.  There are 5 Residential seats and 2 Commercial seats.  Email the Board at steamboatgrandhoa@gmail.com

Booking Activities
Owners can book activities prior to their arrival (including air and ground transportation) with the Grand Concierge (see next section) or Steamboat Central Reservations at 877-783-2628.

Concierge Desk
The Concierge Desk at the Steamboat Grand is available during the summer and winter seasons and located in the main lobby to the left of the front desk.  You can reach the Concierge Desk at 970-871-5526 or by sending an email to grandconcierge@steamboat.com.  The Concierge Desk is available to help owners with dinner and activity reservations during their stays.  The concierge desk is staffed irregularly during the off seasons (spring & fall) so response time may be a bit longer.  If you are trying to make plans and need some assistance, please call the front desk at 970-871-5500.

Discounted Room Rates
If owners in SSRC’s rental program are interested in additional room for friends and family the Steamboat Grand offers a discount on published rates.  Some blackout dates may apply. These rates are commonly referred to as the Friends & Family Rates or Owner Rack Rates.  Owners are encouraged to book through a special web link (available through Owner Services), however Owner Services can assist with these reservations in certain circumstances.  Also see Space Available below.

Discounts
All Steamboat Grand owners have access to several discounts/perks as members of the HOA. The Steamboat Grand owners that participate in SSRC’s rental program also receive additional discounts on lift tickets, mountain activities, SSRC-operated food & beverage outlets, Grand Spa, and Steamboat Ski & Sport retail and rental shops.

Fitness Center/Pool
As an owner you may use the facilities, even when not in residence. Owners are entitled to bring guests to the fitness center and pool, but the number is limited to how many people your unit sleeps (when you are staying in-house) or a max of four guests (when visiting the property for day-use). A responsible adult who is at least 21 years old must accompany children under the age of 16. Underage drinking is illegal and will not be tolerated. Law permits only alcohol purchased from hotel food & beverage outlets in the pool area.  All other alcohol will be confiscated and not returned to the guest. Owners and their guests should adhere to the rules and polices published at the pool as well as those contained in the Association’s Rules & Regulations. Outside food is not allowed in the pool area. There is a picnic table area located just outside the pool fence at the pavilion for consumption of food brought from off-property. The pool and hot tubs close for about two weeks in both spring and fall for routine maintenance. Dates will vary but Owner Services will post these closures in the quarterly HOA newsletters when the dates are finalized.

Front Desk
The Front Desk at the Steamboat Grand is maintained 24 hours a day 7 days a week.  You can reach the Front Desk or a hotel guest at 970-871-5500 and then dialing 0 (zero).

Gratuities
Gratuities to hotel staff are a discretionary item.

Handicap Accessibility
The Steamboat Grand is a handicap accessible property.  There are a limited number of condominiums that have been designated as wheel chair accessible.  The food and beverage outlets have accessible seating areas.  The pool and hot tubs are accessible with a pool lift.

Homeowners Association Dues
Homeowners Association dues are assessed on a square foot and percentage of ownership basis.  The HOA bills on a quarterly basis for dues based off the Board-approved and Owner-ratified budget.  The bills are sent on the 1st of January, April, July, and October.  The fiscal year for the Homeowners Association is January 1st to December 31st.  Questions regarding your HOA dues should be addressed to Emerald Mountain Tax at (970) 879-1787 or steamboatgrand@emeraldmtntax.com

Housekeeping Charges
All owner reservations (owner week stays, Space A and RCI exchange reservations) are charged standard housekeeping fees. This includes a set-up fee (departure clean) on the 1st night, trash & towel fees the 2nd and 3rd nights, a midweek clean fee the 4th night (only on stays of 6 or more nights), and trash & towel fees the 5th, 6th & 7th nights. Housekeeping charges are required whether an owner or their guest accepts or refuses the services. Owners who give weeks to RCI are required to pay the housekeeping fees on behalf of their RCI guests.  Owners who have a reservation for a minimum of 14 nights may request to modify their housekeeping schedule, and those requests must be submitted to Owner Services at least 7 days in advance of your arrival.

Housekeeping Department
The housekeeping department at the Steamboat Grand is available 7 days a week.  They handle the cleaning of the residential condos and common areas in The Grand.  The housekeeping department can be reached at 970-871-5548.  Their normal business hours are 8am to 4pm.

Insurance
Blanket hazard insurance for the common areas and contents insurance for the units is included under the HOA policy.  The Association’s general liability insurance covers both the common areas of the Association as well as the residential units.  

Internet
The Steamboat Grand has complimentary wireless throughout the building as well as a password-protected owner network (contact Owner Services or the front desk for the password). There are two computers available for owners in the Hotel Owner’s Lounge with Internet access. If you need to print boarding passes prior to your departure there is a computer and printer available for use near the front entrance to The Grand as well.

Laundry Facilities
The Steamboat Grand offers same day dry cleaning services at a cost.  There are credit card-operated laundry facilities on the second floor near room 201 for guests of the hotel.  In that room there are also two washers and two dryers are available for owner use only with tokens available from the Front Desk upon request. 

Lift Ticket Discounts
SSRC offers daily lift ticket discounts to Grand Owners who participate in their Rental Management Program. Contact Owner Services at owners@steamboat.com for more information.

Lockers
Lockers for owners are available for rent on a first come, first serve basis.  There are three locations of lockers for owners to rent; Slopeside Owner’s Club and 2 locations in The Grand underground parking garage.  Rental fees vary by location based on the size of the locker.  Owner storage and locker access is not guaranteed with ownership, if you are interested in renting a locker, please contact Owner Services regarding availability and prices.

Mailing Packages
Owners can mail packages to themselves at The Steamboat Grand within 7 days of their arrival; the Steamboat Grand is unable to store items (luggage/skis/boxes) for longer than 7 days prior to an owner’s arrival.  
You’ll need to use UPS or FedEx – DO NOT use the US Postal Service.

Maintenance
The Steamboat Grand Facilities Maintenance department is available 7 days a week.  If you have maintenance issues in your condo, please report the issue to the Front Desk.

Owner ID Cards
An Ownership may be issued two Full-Access owner ID cards per share owned. Owner cards are intended for owners of the Steamboat Grand and their immediate family members in the vertical stack only. Full-Access owner cards provide owners with the ability to access the parking garage, pool/fitness center and owner lounges at any time when not staying at the Steamboat Grand. Owner Dependent ID cards can also be made for additional family/ownership members which will activate the discounts but will not gain the user access to the on-site amenities (garage, pool/fitness center, owner lounges).  There are no limits on how many Owner Dependent ID cards may be issued per ownership.  Owner ID cards will not provide owner access to their unit. 

The owner ID cards also provide owners discounts at selected outlets. Please note that to get owner discounts at The Grand (food, retail and spa) and at the ski resort (food, rental, and retail) owners must have their owner card present with them at the time of purchase. Discounts cannot be applied after time of purchase. 

Owner Lounges
The Hotel Owner’s Lounge
Located on the main lobby-level in the Steamboat Grand.  Amenities include soft seating, pool table, full kitchen area, large screen television, business center with computer, printer and phone, and an outdoor patio with a BBQ grill.  Owners are not allowed to bring their own alcohol into the Lounge because of The Grand’s liquor license.  The Hotel Owner’s Lounge is open for use between 6am to 10pm.

Owner Usage Calendars
Owners are required to make a reservation to stay at the Steamboat Grand even if the dates are in their ownership weeks. Owners are requested to download the calendar relevant to their ownership at the end of January each year and are asked to use that calendar to submit those dates they would like reserved for their own use in the subsequent year within 30 days.  Once the deadline for submitting owner weeks has passed, all remaining unreserved weeks in each ownership managed in SSRC’s rental management program will be released into the rental pool.  After the inventory is released, an owner’s access to use the weeks in their ownership is no longer guaranteed. Owner Services will always do their best to move reservations to make an owner’s unit available for their use, if they decide later that they would like to come, but availability is no longer guaranteed.  

Parking
Free underground parking is provided for owners while they are in residence at the Steamboat Grand (maximum two complimentary spots); valet parking, when available, is also a complimentary service for owners.  Owners not staying at the Steamboat Grand may park in the underground parking garage with an owner’s parking permit during the day only. Parking is available on a first come, first serve basis only.  The parking garage has a maximum height of 6’6”. High profile vehicles must park in the overflow lot (Ski Time Square Lot) across from the main entrance to the Steamboat Grand. There are sensors on the garage entrances that will not allow the gates to open if your vehicle exceeds the height clearance. Owners are not allowed to store vehicles at the Steamboat Grand or park overnight unless they are in residence. Owner parking permits are required when parking in the underground parking garage and in the Ski Time Square parking structure. A vehicle found in the underground parking without an owner parking permit may be booted or towed at the owner’s expense. A vehicle found in the Ski Time Square Structure without an owner parking permit is subject to a ticket, fines and being booted or towed.

Parking Permits
The parking garage is one of the HOA’s greatest assets; the HOA Board believes strongly that this asset must be protected.  All ownerships at The Grand are given one hanging parking permit; owners of a 1/4 share are given the option to purchase a second parking pass. A replacement fee will be charged to owners for lost parking permits. There is a paid parking fee for Hotel guests to maximize revenue for the HOA, which in turn helps with dues.

Paying Association Dues
Owners have a couple of options for paying their association dues; 
                  1. An owner can use an online payment portal to pay with a credit card or bank transfer.  
                  2. An owner can also have their rental income transferred to the Association to help pay down their HOA dues.  
                  3. If an owner does not choose either of these options (or if there is not enough rental income to cover the invoice), they are required to send in the payment via check.  Please send your HOA dues payment checks to this address:

Pets
The Steamboat Grand is not considered a pet friendly facility (bona fide Service Animals are always welcome).  In accordance with the Fair Housing Act, owners with Emotional Support Animals are permitted to bring their animals on property.  Owners that own in a designated Pet-Friendly unit are welcome to bring their pets in accordance with the HOA Rules & Regs. If you are an owner in a Pet Friendly unit, you are asked to inform the Front Desk upon check-in if your pet will be on property.  When you leave your unit with your pet, you must walk directly outdoors without loitering in the hallways. The policy regarding owning a Pet Friendly unit is available on the Resource Center at www.steamboatgrand.info. Owner Services provides every owner of a pet-friendly unit with a Steamboat Grand logo-ed scarf, which must be attached to the dog or the leash while on property. The scarf can be picked up in the Owner Services office or at the front desk. Owners who do not own in a Pet Friendly unit, and do not have a Service Animal or an Emotional Support Animal, may not bring their pets on property.

Pool Parties
If an owner is interested in hosting a pool party at the Steamboat Grand you are required to contact the Pool/Fitness Center Manager prior to use.  The Pool/Fitness Center Manager can be reached at 970-871-5558.  No food or beverages may be brought into the pool area for parties. The owner must be present at all times during the event. 

Preventative Maintenance Charge
The funding for maintenance on the building comes from two distinct sources.  The primary fund is generated through your dues and the secondary is funded through the hotel rental program.  The fund generated from the rental program is referred to as the “4% Fund”.  For every rental generated at The Grand, 4% of the gross revenue goes towards the maintenance and replacement fund.  By using this method, both the ownership and the management company participate in the fund. Owners staying through the Space Available program pay a $5/night maintenance fee that is applied to this fund.

Non-Rental Contract Homeowners
To maintain a healthy maintenance program, your HOA Board voted to assign a nominal fee per occupied room for those units that do not participate in SSRC’s rental program.  The amounts are listed below and would be charged on the room bill of each night that a unit is occupied.

Property Taxes
Routt County does not allow fractional payment of property taxes.  As such, it is necessary for the HOA accounting firm to manage payment of taxes for all fractional owners. The taxes are then billed back to the owners as a separate line item on the second quarter dues statement.  Whole owners may receive their bills directly and are welcome to pay them, but if so please let the HOA accounting firm know that you’ve paid them.

Room Rate Negotiation
Published room rates are determined by historical demand for a particular season and the competitive market.  For instance, March is high season and commands a high room rate whereas May represents a slower time in Steamboat Springs and room rates commanded are lower.  For individual travelers these room rates are set and the space for negotiation is minimal.  However, when the sales team negotiates with groups and conferences, room rates are often the subject of intense negotiation.  The sales team considers the expected level of occupancy without the presence of that group, the time of year, the competition’s rate that may also be bidding on the same group’s business, and of course, the costs associated with hosting the business.  The result is often a discounted room rate.  The benefit is often room reservations during a time when many units would otherwise be empty.

RCI
RCI (Resort Condominium International) is an optional exchange program available for owners of the Steamboat Grand.  For more information you can visit their website at www.rci.com or contact Owner Services for an info sheet. RCI does not allow the housekeeping fees to be billed to the RCI guests and so Grand owners giving weeks to RCI are responsible for the associated housekeeping fees. 

Reservation Fee
The Reservation Fee is a fee charged by The Steamboat Grand Condominium Association to homeowners for using their ownership week.  The fee was established in 2007 by the Board of Directors, to bring the Association dues down.  The reservation fee is then used by the Association to offset the cost of Front-of-the-House services such as the Front Desk and Valet.  The Reservation Fee as of January 2021 is $40 for ownership weeks and $10 for Space Available reservations.

Restaurants
The Steamboat Grand has three restaurant facilities available.  They are the Grand Market, the Cabin, and Poolside Bistro.  Their hours of operation change seasonally. Please contact the Grand Concierge to book reservations at the Cabin at 970-871-5526.

Selling your Condo
When it comes time for an owner to sell their condo at the Steamboat Grand they can utilize any Real Estate agency.  Owner Services assists real estate agents with arranging showings of the units, as well as concise and easy-to-read rental histories and answering questions they or their clients may have. Owners selling their units are required to inform the buyer of any future weeks that are booked by the owner (for owner use, guest of owner, or RCI use) or by a paying guest.

Short Term Occupancy Management Agreement
Steamboat Ski & Resort Corp.’s Short Term Occupancy Management program is optional for owners of the Steamboat Grand. However, if an owner chooses not to be in the nightly rental program, they do so with the loss of benefits applicable only to those owners in the program.  With the rental contract, the owner receives 55% of the adjusted gross rental income and 45% goes to the management company. Adjusted gross income is defined as the actual rental income received for each night less credit card charges, preventive maintenance program contribution, travel agent commissions, meeting room fees, and activity fees. Note that taxes, services charges, resort use fees, and gratuities are not included in net rental income.

Shuttle Service
The Steamboat Grand provides shuttle service year-round within the city limits of Steamboat Springs from 1:15pm to 10:15pm.  The shuttle service may limit service to private residences during certain times of day.  The Steamboat Grand does not provide shuttle service to and from the airport.  There are many companies in Steamboat that provide shuttle service to and from the airport; the two main companies are Go Alpine and Storm Mountain Express.

Ski/Snowboard Storage
Ski, snowboard, and boot storage is available to owners at the Grand Ski Storage in Gondola Square.  Storage is limited based on the size of your condo; please refer to the HOA Rules & Regulations for more information.  It is requested that ski equipment not be stored in the residential units.  Ski storage is a complimentary service and the owner assumes all risk for lost or stolen items.  HOA Rules/Regulations require marking your equipment with your name and unit number, and skis/snowboards require a long-term storage sticker (issued by Owner Services) that has a unique number assigned to match the equipment to the owner.  It is recommended that all equipment be removed from Grand Ski Storage at the end of the ski season.  Access to Grand Ski Storage is only available during business hours through Ski Season. If you need to access your equipment in the off-season you will need to make an appointment with Owner Services. At this time owners can leave their equipment in the storage area year-round.  This is subject to change at any time with proper notification to all owners by the Board of Directors. 

Smoking
The Steamboat Grand Resort Hotel & Condominiums is a smoke free environment.  All common areas are smoke-free including the bar, restaurants, guest rooms, restrooms, guest room balconies, and owner lounges. 

Space Available
Space Available is a benefit to owners of the Steamboat Grand that participate in the Steamboat Ski & Resort Corp. rental management program.  Space Available allows owners to stay in a unit equal to or smaller than the unit they own when the Grand is projected to be under 90% occupancy and it is not their owner week (always subject to manager’s discretion) and pay a cost comparable to the cost of their owner’s week fees.  Visit click login and check the Events page for predicted availability for this program.

Special Assessments
The Steamboat Grand Condominium Association reserves the right to charge Special Assessments.  The Association is required to send notice to all owners if a Special Assessment is needed.

Special Requests
The objective of the Steamboat Grand operations staff is complete owner satisfaction.  If you have special requests, please share them with us so we can do our best to fulfill them.

Trading Ownership Weeks
The owners have a website set up for trading ownership weeks at www2.primaryservices.com/steamboat. Owners can search for weeks other owners are willing to trade and they can post their own trade requests. If an owner is offering a week in trade, they must first check with Owner Services to ensure the week is being held for owner use (or can be reserved).  If owners are trading their weeks and one owner opts to leave the traded week in the rental pool, SSRC must initially distribute the income to the owner who originally owns the week in their calendar. That owner would then need to pay through to the owner who received the week in trade. Once an agreement has been reached between owners, both parties must contact Owner Services to confirm the trade.

Vending Machines
The Steamboat Grand has vending machines located on the 2nd, 3rd, 4th, and 5th floors.  All the floors have ice machines, and the 3rd, 4th, and 5th floors also have snack vending machines.
